If you finish the quest with Sigurd,after speaking to Tonna, you can walk right into the house. Save yourself the trouble.

Actually once you take on the sons of Ragnar quests, a few missions in you have to come here to talk to Tonna. Pay her silver for info, or if charisma is good you pay half the fee. Pay it! Then you can enter this area and then this home! Still may have to sneak but the home is open! If a place is locked and can't get in it means its mission related! I'm surprised 100s of people couldn't figure this out! Also this method is technically wrong. This way is a glitch! Predator bow breaks the barrier which allows a shot into the house. What's crazier is a website also copied this as a solution! When it's not one! Anyways when you finally go to England and settle in you have 2 choices of what area to start your pledge. Follow Sigurd or take on the other level 20 mission area. This treasure by no means is worth the hassle so if you wanna use your predator bow by all means! I took my time and did not follow Sigurd. I just got to this mission and collected all treasures here. Can freely walk around most areas. If you aren't allowed Eivor will say aloud he isn't supposed to be there. Also this place is amazingly easy to get the trophy- achievement for killing 10 enemies in a row in sneak! I easily walked up to the loners and killed em. Then walked right into this house that used to be barred and its Tonnas house it seems. She was laying on the bed. I looked around the corner shot the floor open, then when she checked and walked away I sneaked down there. Up to you how you wanna get this open. Just letting people know there is actually a legitimate way to do this!
If you don't have a predator bpw you can also go to the north side of the building where there are the green weeds (grass whatever you know what I mean) and shooting the arrow thru the window.

I actually found a way for Tonnastadir to remain a friendly territory even after you loot it. It's possible
1) Bribe Tona and don't steal from her during her quest and complete the Ledecestrescire story
2) At any other point of the game return to Tonnastadir to loot it
3) Grab the key. You will have to kill the three guards at the restricted area unfortunately (didn't find the alternative). Drop the hanging stuff on them and enter the door without anyone noticing you. Loot the cave and exit it, leave the restricted area, meditate just in case
4) You will have to smash floor in one of the houses for a chest. Do it with a bow, loot the chest inside, don't get caught, then go outside the camp, meditate and get back
5) If I'm not mistaken, you can freely loot all other stuff. Just don't use your weapons where anyone can see you
And that's how you get all loot while Tonnastadir is friendly. After that you can freely explore. Guys will attack you only if you use weapons or if they see you inside the restricted area
